Having trouble finding a leak in or on your building? Has the roofer climbed on your roof three times and water still appears in a room two stories below the roof line? Or has a wet spot suddenly appeared on a wall no where near the roof, a window, or bathroom?
Leaks in buildings are tricky and often move around inside walls or along supporting elements and appear someplace far away from their source or point of entry. Hiring tradespeople trained to replace windows, reroof houses, or repoint or seal masonry often does not solve the problem because they often only look at the elements they are trained to repair.
When you hire a leak investigator, you really need a jack-of-all-trades: Someone who has been around buildings and has an understanding of how the individual elements of a building come together to work as a system. Steve of Brownstone Home Inspection LLC has worked in and on buildings since 1981. He first worked as helper installing windows (he was the person caulking them) and roofing houses and eventually was given those tasks to do on his own. He has managed major reroofing projects and major leak repairs and has repaired many leaks himself. He has also been responsible for overseeing the rebuild of leaking parapet walls and fully understands where water can travel in leaking mortar walls and the damage that can result.
What happens when you add modern technology to decades of experience? Layers of redundancy. Forty years of experience is enough for most people who have climbed all over buildings to find leaks but the added technology often means less intrusive exploration and ensures that the entire leak has been found or that there is not another, unrelated leak nearby.
You will get a written report documenting our findings. This report will include photographs and thermal imaging with a comments describing the conditions. We will also make suggestions as to materials needed to make repairs should you wish to pursue the repairs yourself or we can advise what kind of tradesperson is needed to make repairs.
